Out-Of-Warranty Maiintenance Agreement

Agreement Includes:

  • Clean roof surface, gutters, drain baskets, scuppers, and other drainage systems of debris. Cleaning will be completed on and around roof surface only (cleaning of internal plumbing will be quoted if needed).
  • Complete a visual inspection checking for any vandalism, standing water, surface contaminates, or other issues known to degrade roofing systems.
  • All flashings, counter-flashings, coping caps, and other sheet metal accessories will be inspected. Any open flashing will be sealed.
  • Repair warranted roof damage. Your warranty coverage starts with knowing work is needed and seeking approval from the manufacturer. Having Raynestorm Co., manage your roofing system ensures prompt repairs as issues arise and we handle all of the paperwork with the manufacturer.
  • Repair non-warranted roof damage including punctures, splits, bird and contractor damages, and any other abnormalities that fall below manufacturer recommendations.
  • Raynestorm Co., will inspect for any loose roof areas (blisters). If Raynestorm Co., determines that a blister has a strong possibility of leaking within a 12-month period, the blister will be repaired.


All repairs listed above not to exceed 1% of total area. (additional repairs beyond 1% of the roof area will be quoted if needed).

Each Inspection Report Will Include:

  • A full inspection report including a condition summary, photos, and sketch.
  • A written estimate for any repair work needed that is not covered by this agreement. Example: Roof damage over 1% of the total area of the roof
  • A guarantee on all repairs completed.

Roof Maintenance Agreement for Warranted Roofing Systems

Research shows a well-maintained roof will last 25%-100% longer than a roof that has not been properly maintained. This program is a proactive approach to protecting your property and investment.

People sometimes believe that they do not need to maintain their roof if it is under warranty. This is simply not the case. Consider the vehicle you drive. Just because you have a 5-year, bumper-to-bumper warranty doesn't mean you don't have to change the oil, replace your tires, inspect the engine or buy new wipers. A roof is the same; you still have to clean your drains, repair third party damage, inspect flashings, etc. to ensure the integrity of the roof over time. Additionally, many manufacturer roof warranties state that regular roof maintenance is required in order for the warranty to remain in effect.

Terms

This agreement is valid for a one (1) year period and automatically renews on an annual basis. Either party can cancel or modify this agreement in the 30-day period prior to its renewal. The cost per plan is divided evenly among the number of inspections and payment is due upon completion of each inspection report. Raynestorm Co., agrees to provide priority response service only after foul weather has subsided. An additional emergency service call for an owner concern will be provided (if included in selected plan) for no additional fee as long as the needed repairs falls within the coverage of this agreement.

Storm-Season Preparation

This program is a simple repair and maintenance program designed to prepare your roofs for the coming storm season. The main focus is to remove the debris and plant growth from the drainage areas as clogged drains can be very destructive in a hard rain. This program provides for the removal of that debris along with some basic roof flashing maintenance: any open pipe flashings or obvious roof splits will be repaired as needed. Cost vary depending on condition but typically cost $.03 to $.07 per square foot and is performed immediately before an approaching storm.

'Aged Roof Warranty'

The best possible repair and maintenance solution for your older existing roof. With this program, we perform all of the work described in our other programs, but go much further. We perform preventative maintenance to any POTENTIAL leak problems we may find (worn ponded roof areas, roof-side wall joints, metal details, Duct-work flashings, checking of all wall and field laps as needed, etc.) and correct as much of the roof as we possibly can. Upon completion, we provide you with a ONE-YEAR WHOLE ROOF WARRANTY. This means that any leaks in the roof system during the course of that year are repaired at no additional cost. Cost vary depending on condition but typically cost $.25 per square foot. Roof must qualify for this program based on condition. Items such as vendor damage, HVAC leaks, and acts of God are not covered by the warranty.
